Social Initiatives
We, as a member of the community, dedicate efforts to various initiatives to contribute to the community. Through such initiatives, we pursue communication with the tenants, local government, local community, sponsors, officers and employees of the Asset Management Company and other various stakeholders.
Examples of Initiatives
■ Implementation of Tenant Satisfaction Survey
We conduct tenant satisfaction surveys to ask for opinions and requests with the intent to improve leasing and ensure stable operation. We share the survey results with property management companies, etc. and use them to improve services such as renovating common areas.
(Example)
In response to tenants' demands, renovated the training gym (common area), which was used infrequently, into a study corner serving also as a business meeting space with dealers and other parties at Storia Akasaka.
■ Installation of AEDs
AEDs are being installed near the entrance at portfolio properties one after another. By posting AED stickers and marking on administrative maps, the AEDs are made available to not only the tenants of the property but also the local community.

■ Installation of Boxes Storing Emergency Supplies
Boxes storing emergency supplies that may become necessary in the event of a disaster or other situation causing entrapment in an elevator are being installed at portfolio properties one after another.

■ Administrative cooperation at the time of disaster outbreak
We are strengthening cooperation with the government, such as securing a reception space where people who have difficulty returning home can safely wait at the time of disaster outbreak.

■ Implementing a Bicycle Sharing Service
In order to improve convenience for the tenants of the property, facility users, and the local community, cycle ports for the bicycle sharing service operated by Docomo Bike Share, inc. are being installed in the vacant space of the properties.

■ Cumulative Investment Unit Investment Program for Directors and Employees
The purpose is to make the officers and employees of NTT Urban Development Asset Management Corporation (the “Company”) contribute to further growth of NUD and improvement of unitholder value over the medium-to long term by raising the awareness of the business performance of NUD through this program.

■ Qualification Acquisition Support System
The Company subsidizes expenses for acquiring qualifications necessary for business in order to improve employees' abilities regarding asset management business (applicable to all officers and employees (excluding temporary workers)). ■ Promotion of Diversity & Inclusion
NTT Urban Solutions Group has positioned "Diversity & Inclusion" as a key management strategy, and is accelerating the creation of a workplace where diverse human resources can play an active role regardless of gender, age, race, nationality, disability, sexual orientation, gender identity, or gender expression.In particular, with regard to promoting advancement of women, we have set "30% ratio of newly appointed female managers from FY2021" and "15% ratio of female managers by FY2025" in line with NTT Group's common targets, and are strengthening measures to promote advancement of women across the Group.

■ Personnel Evaluation
We have introduced a personnel evaluation system (once a year) that evaluates business performance and ability from diversified perspectives including ESG initiatives with regard to the execution of business by employees. We provide accurate and specific feedback upon the evaluation with the intent to improve employees' abilities.
■ Utilization of Specialized Skills of the Sponsors' Personnel
We intend to provide high-quality asset management business by accepting personnel with high expertise on real estate from NTT Urban Development Corporation (NTT UD), the sponsor. It has accepted 18 personnel from NTT UD (as of January 30, 2024). In addition to providing a hierarchy-specific training by rank according to year and position, NTT UD has a self-development support system to assist employees who want to further develop their skills, and offers correspondence education and online courses. Furthermore, the managers have acquired both expertise and organizational management skills through the personnel training system and contribute to the improvement of organizational management capabilities by continuously attending management trainings.
■ Implementation of Regular Health Checkups
We consider the health of our employees as the top priority and require employees to undergo health checkups as well as strive to increase the consultation rate.
Furthermore, we provide opportunities for all employees to receive a full medical checkups and influenza vaccination, etc., so that the entire amount can be paid by the company.
■ Special Leave System
In addition to the annual paid leave system, we have established the following as the special leave system.
Life plan leave, summer leave, marriage leave, bereavement leave, maternity leave, sick leave, nursing leave, long-term care leave, etc.
■ Promotion of Work-Life Balance
By proactively introducing the following systems, we intend to improve operational efficiency and promote the improvement of work environment to improve productivity. It is widely used for childcare, nursing care, family events, community activities, health, hobbies and self-development.

■ In-House Consultation Desk
Based on the purpose of the Whistleblower Protection Act, the Company has established a compliance consultation desk to appropriately handle reports from employees regarding violation of laws and regulations, etc. There are internal and external contact desks, and a system that can be used effectively by employees when they become aware of any violation of laws and regulations, etc. has been established.
